Director of Maintenance - Oak Knoll Healthcare Center
Full-Time, 40 hours/week
Base Pay:  $33.00-37.00
 

Primary Responsibilities:

  • Assumes responsibility for all aspects of building upkeep including the inside and outside environment.
  • Responsible for ordering, receiving and checking invoices for all maintenance supplies.
  • Maintains the maintenance check lists for repairs and cleaning.
  • Maintain Vendor Logs.
  • Maintain Utility Management Program.
  • On a weekly basis, reviews maintenance checklists and performs all required functions for the following systems: 
    • For the heating, air conditioning and ventilation systems – will perform minor repairs, review maintenance contracts on an on-going basis to ensure proper maintenance coverage and contacts appropriate services immediately if needed to perform repairs.
    • Smoke detectors and fire panels.  Will also review yearly contract to ensure quarterly inspection.
    • Generator System:  tests generator systems weekly and maintains log.  Is also responsible for testing generator under full load monthly and document log as well as reviewing yearly contract to ensure inspection twice a year. 
    • Sprinkler System: checks pressure reading weekly to maintain log.  Also responsible for reviewing yearly contract to ensure quarterly inspection. o Elevator system.  Also review yearly contract to ensure monthly inspection and maintenance.
    •  Plumbing system.  Will also perform minor repairs and contract out for major repairs. o Electrical system.  Will also perform minor repairs and contract out for major repairs.
    • Patient Call Light System.  Will also perform minor repairs and contract out for major repairs.
    • Phone system.  Will also perform minor repairs and arrange for major repairs and changes.  Will review yearly phone maintenance contract and purchase pagers when necessary.
    • Washer and Dryer machines:  perform weekly cleaning maintenance on checklist and perform any minor repairs.  Will arrange for major repairs when required.
  • Polices outside ground for debris and disposes appropriately. Shovels and maintains outside walkways.
  • Evaluates food service department equipment for proper working order; cleans them as necessary; and arranges for major repairs. Maintains adequate pest control program within the facility.
  • Assumes responsibility for the upkeep and repairs to patient areas, including:  Lighting, Handrails, Door Handles, Furniture, Beds and Mattresses, Call Chords, Floors, Bathroom fixtures, Trash receptacles, Televisions, Patients personal items, Wheelchairs, Geri chairs, Walkers, Walls and wallpaper, Ceiling Tiles, Windows and Screens.
  • Assumes responsibility for the upkeep of the physical building and the outside environment: o Roof-spot patches for leaks or calls contractor to make repairs
    • Fences – repairs or replaces o Patio Area – ensures that it is clean and attractive
    • Outside lighting – periodic checks for full lighting and follows up with local electric company or changes bulb when appropriate
    • Trash – picks up daily around yard o Lawns – supervises trimming and watering o Bushes – supervises trimming and weeding beds Page
    • Walkways and entrances – ensures they are free of obstacles and snow/ice
  • Report condition of parking lot to Corporate.
  • Patrols parking lot for authorization sticker.  
  • Distributes notices to unauthorized vehicles.
  • Provide weekend and holiday coverage for emergency repairs on a rotating basis with maintenance assistant.
  • Maintains personal availability for on-call services.
  • Assumes responsibility for personnel management; recruitment, interviewing, hiring, and orientation training for all maintenance staff.
  • Supervises all maintenance personnel.
  • Schedules staff and delegates assignments.
  • Conducts counseling interviews and initiates disciplinary actions as necessary.
  • Prepares written employee performance evaluations and initiates recommendations for salary increases, promotions or terminations.
  • Participates in the development and maintenance of job descriptions for all maintenance personnel.
  • Supervises and expedites completion of projects ensuring that safety rules are followed at all times.
  • Develops and oversees departmental policies and procedures. Coordinates interdepartmental services.
  • Develops and maintains departmental CQI activities and actively participates in facility Continuous Improvement (CQI).
  • Recommends new approaches to enhance the efficiency of the facilities structural operations.
  • Assesses space, equipment and other resource needs of the department and communicates appropriately to administration.
  • Adheres to Residents Rights policies at all time. Consistently demonstrates responsibility, accountability and dependability.
  • Consistently works cooperatively with all staff and residents and family members, nursing personnel, ancillary personnel, all facility departments and consultants. Comes to work clean and neat and consistently presents a professional appearance. Accepts assigned duties in a cooperative manner.  
  • Strives for continuous self improvement and institutes continued education, formal and self-directed. Consistently maintains awareness of changes in rules and regulations effecting department and plant operations.
  • Ensures adherence to building codes, JCAHO codes and life safety codes established by government agencies and insurance companies
  • Maintains fire prevention program.
  • Assumes responsibility for Hazard Communication by promoting and directing the continuous training of staff.
  • Assumes responsibility for elimination of hazards.
  • Acts as Safety Officer of the facility. Follows all facility safety policies and procedures.
  • Reviews all new chemicals to determine facility safety.
  • Posts MSDS – Material Safety Data Sheet.
  • Reviews all new chemicals to determine facility safety.
  • Prepares and conducts in-service training to all facility personnel regarding MSDS.
  • Prepares and conducts OSHA training and test all employees annually.
  • Coordinates safety committee meetings every two months; prepares agenda and chair the meeting.
  • Issues safety violation warnings to employees as required.
  • Identifies safety hazards and initials corrective action.
  • Follows all facility safety policies and procedures.
  • Conducts walk throughs with Fire Department to obtain favorable quarterly and yearly inspections.
  • Conducts four (4) fire drills per shift per year and completes Fire-Drill Evaluation.
  • Conducts Life Safety Code walk throughs with State officials and Veteran officials yearly.
  • Checks EXIT signs weekly.
  • Consistently works cooperatively with facility corporate personnel and ancillary service providers. 
  • Preform additional duties as needed

Prerequisites:

  • High School Degree or vocational school
  • At least 2-3 years maintenance experience required in a health care environment.
  • Experience in plumbing, carpentry, electrical, HVAC systems, general maintenance and repairs.
  • At least 2-3 years of supervisory experience.
  • Knowledge of OSHA regulations, Department of Public Health and JCAHO regulations. 
  • Must have valid driver’s license and dependable transportation.
